One Sophia, a landmark mixed-use development in Singapore, has been sold for S$650 million in a collective sale. The property, located on 1 Sophia Road, will undergo a major redevelopment, transforming it into a modern commercial and residential hub.
The sale, approved by over 80% of existing property owners, includes 232 commercial units, 86 apartments, and a car park. The site, spanning 76,617 square feet, offers significant development potential, with plans to increase its height and density. The redevelopment will align with the Urban Redevelopment Authority's Master Plan and provide a boost to the local economy. With a prime location and attractive amenities, One Sophia is poised to become a sought-after destination in Singapore.
The site can be redeveloped to a maximum height of 55m Singapore height datum, with a portion of the site potentially reaching up to 67m. JLL stated in a news release that, based on an outline planning permission granted by the URA in 2019, a developer has the opportunity to redevelop the site to its existing gross floor area of approximately 604,578 sq ft. The redevelopment can be a mixed commercial and residential project, with 60% of the gross floor area allocated for commercial use and 40% for residential use. The unit land rate for the new development, which consists of 60% commercial and 40% residential quantum, is approximately S$1,426 per sq ft per plot ratio (ppr) after including an estimated lease top-up premium. Alternatively, after factoring in an additional 7% bonus gross floor area for the residential component, the unit land rate is approximately S$1,388 per sq ft per plot ratio (ppr). This sale price amounts to S$650 million.
